Situated between the towns of Greenfield and McCordsville near I-465 and I-70 in Hancock County, Mt. Comfort Airport (MQJ) is a general aviation facility that also serves as a reliever airport for Indianapolis International Airport. It is 12 miles east of the central business district in downtown Indianapolis.
Mt. Comfort Airport has two runways and services about 120 flights daily. It covers 1,805 acres with land available for aviation and non-aviation expansion. The airport is home of the award-winning Indianapolis Air Show, now in its 14th year. In addition to a five-hour air show, spectators enjoy displays of vintage and modern military aircraft, educational exhibits, entertainment including hot air balloon rides and a children’s zone, and more.
Land needed for aviation vs. non-aviation use
Land is being preserved for planned third runway to parallel the primary runway on southern portion of property. Property along Mt. Comfort Road, West 500 North, and property east of crosswind runway is available for non-aviation development.
The Development Zone
The market assessment of real estate demand indicates that development options are fairly limited for this airport. Industrial uses may represent some opportunity in the near future. However, unless a unique and unanticipated use arises the development Zones should be planned and held for development as indicated. The configuration of the airport and the aeronautical infrastructure lend themselves to the creation of two Zones.
Zone 1 – Aviation Support – This Zone would be initially focused on aviation support activities related to general aviation. Some synergistic retail such as a restaurant or car rental service could eventually materialize. A secondary element in the Zone could include build-to-suit flex buildings for specialty retail or industrial.
Zone 2 – Business Park – This Zone may have some long-term potential.
